Pearson Court Square aims for 2Q 2014 delivery

Pearson Court Square located at 45-46 Pearson Street has had its fair share of problems since the project started back in 2005.12 But with those problems long behind it, the 14-story, 197-unit building is near completion under the steady guidance of L + M Development. The building will be completely rental, and offer apartments in the range of studios to two-bedrooms with two bathrooms.3

We learned a few more things about Pearson Court Square earlier this week. There will be a wraparound garage on the lower floor and the lobby will have a doorman while the second floor will contain the gym and yoga studio. No central air, but each apartment will have a PTAC unit. The building is also fitted with a special kind of noise canceling window that will eliminate any disturbance from the nearby 7 train.

According to the developer’s website, other amenities for this building include:

  • Fitness center
  • Yoga studio
  • Laundry room
  • Bike room
  • Outdoor basketball court
  • Grocery storage
  • Three outdoor common terraces including roof terrace with enclosed rooftop lounge area and spectacular skyline views

The location has its pros and cons. On the pro side, it’s literally down the block from the entry for the 7 train and is right by Sage General Store and the Court Square Diner. But for those of you who haven’t been to Pearson Place, it’s on a block of aging two story residential buildings, a commercial parking lot and the CitiWide Self Storage is right across the street. So, it’s not exactly the most picturesque street.

The developer is shooting for an early 2014 delivery, and I was told the exact date is April 1, 2014. That date is dependent on a lot of things, of course.
