Progress stalls in foundation stage at 42-44 Crescent Street

The last time we stopped by 42-44 Crescent Street was in February of 2016, when excavation had started and a rendering had appeared. It looks like progress has stalled on the site when we stopped by last week. As seen in the photo below, the project is still in the foundation stages, and it doesn’t look like there’s any activity.

New York YIMBY spotted a build permit back in July 2014 that called for an 8-story residential building with ground floor retail space.1 The DOB last reviewed the permits on Sept. 5, and disapproved them. Here are the proposed details of the building:

The permit is for a 15,338-square-foot building of eight stories and 92 feet – modest in total size, but dense for a 25-foot-wide lot. It will include 12 condos, according to the developer, spread over 10,435 square feet of net residential space. The building will also feature a ground-level retail bay measuring 2,060 square feet.

  1. During the removal of the former structure, rock was found, extending from front to rear. The contractor was using a pneumatic drill at the end of a digger and this caused problems, with the adjoining business. Drilling only took place, late afternoon and evening and this would add substantially to the costs for the project. I am not surprised the project has halted.
