We last checked in with the Vista located at 44-15 Purves Street last week when it sold its two remaining penthouse units.1 Now, only 3B, a one-bedroom listed at $650,800 remains.2 The sponsor is looking for something very close to asking price, although it was able to entice penthouse purchasers to go in by covering transfer taxes. Perhaps the same will apply to 3B.
3B comes with a couple of caveats: The air rights to the building next door have been sold, and the view to the west may be of a concrete wall in the next 3-5 years, though the view to Jackson Avenue wasn’t exactly picturesque to begin with. As you can see from the first picture below, you have a *ahem* great view of the highway to the north, though it’s certainly nice to have approximately 337 square feet of your own personal outdoor space.
Otherwise, we’re being told The Vista has received its certificate of occupancy, and will start closing on all of the apartments that are in contract as early as January 15th. We took a tour of The Vista over the weekend and it has come a long way since we last visited in August.

We’ll be sure to check back in during the middle of January when residents start moving into the brand new building. By then, we expect 3B to be long gone.
