Queens Plaza is kind of the Robin to our Batman in terms of development here in the Court Square area.1 The neighborhood is directly north of Court Square, separated by the Queensboro Bridge Path, and is experiencing a similar real estate boom (any takers for ‘The Queens Plaza Blog’?).
The latest in the growing market comes from ‘The Millstone,’ located at 41-18 27th Street. The building is an 8-story, 14-unit condominium, which is rare for a market that is mostly filled with rentals. A recent quote from David Maundrell of aptsandlofts.com estimates 10,000 rental apartments coming to the area compared with 500 condos.2
The Millstone released five listings in the building over the weekend, with a mix of one and two bedroom units. The most intriguing of the bunch has to be unit 1B, a duplex two bed, 1.5 bath, 1159 sq. ft. apartment with outdoor space.3 It’s listed at $799,000, with $1,763/month in HOA fees and $249/month in taxes.
Given the success of the Vista, which sold out 100 percent prior to it opening its doors to buyers,4 it will be interesting to Court Square homeowners to see how quickly this building sells out.
