We were walking by 23-03 45th Road earlier this week when we saw that pipe scaffolding had been installed on the building. You may remember this as the building that used to house Fortune Cookie. We looked at the DOB database and saw that the four-story building was approved for demolition in January.1
No word exactly on what the building will turn into, but it is a prime retail and residential space considering it is directly next to the entrance to the 7 train.
Personally I don’t get how it’s “…prime retail and residential space ” when you can almost reach out a window a touch the subway. But anyway if LIC developers have proven anything it’s that they can sell the worst crap to young renters. FYI – I had initially heard it was a hotel.

It looks like Tokyo Inn, the same hotel that bought the empty parcel next to it back in 2007, just bought this building in Jan 2014. Looks like this is going to be one big and UGLY budget motel. Most of their properties look like this: http://www.toyoko-inn.com/hotel/images/h228h1.jpg
If this happens, it will be an awful thing for the neighborhood.
That entire block of townhouses under the 7-train on 23rd have been sold as well (even the ones on 45th across from the library). That corner of Court Square will be unrecognizable in a year.
