Abatement is underway at 11-51 47th Avenue, future home of an 11-story mixed-use build nearby MoMA PS1. Permits were filed on the building last November calling for 52,728 square feet of residential space and 1,280 square feet of commercial space.1 There will be 56 units in the building at a FAR of 4.92. New York YIMBY was the first to spot permits last year, although the Department of Buildings has not approved them as of September 3.2
Half the units will be two-bedrooms, while the other half will be split between one- and three-bedroom units, yielding a substantial percentage of family-sized units. At the base there will be a small 1,280-square foot retail space and a 23-space garage, per the application.
