When we last stopped by 8-11 43rd Road in January, crews had just started abatement on the site.1 Now that we’re in June, renderings are up and construction crews have installed a sidewalk shed at 8-11 43rd Road, as seen in the photo below. Build permits call for horizontal and vertical enlargement of the already existing one-story building.2 The permit also calls for 12,361 square feet of commercial space and 5,934 square feet of a community facility on top of the 12,224 square feet of manufacturing space for a FAR of 2.24.
“While the DOB permit calls for a variety of commercial, community facility and manufacturing spaces, there is tremendous flexibility,” developer James Smithmeyer said in an email to The Court Square Blog. “The flexibility comes from the as of right uses per the existing zoning and the availability of air rights from a neighboring property, air rights already controlled by the owner. In total there will be a 12,000 SF basement plus 31,000 SF of flex space on floors 1-5.”
