Demolition is underway at 11-12 44th Drive for a former one-story building pursuant to a DOB permit that was approved in February.1 Plans were last reviewed, though not approved, for an 8-story mixed used building back in December. The project’s 49 apartments would be spread across 45,871 square feet of residential space, for an average unit of 936 square feet. A 4,100-square-foot commercial space would occupy the ground floor, followed by nine units apiece on the next five floors, and four units on the top floor. There would also be an upper mezzanine for the first-floor retail, as well as a roof deck. The building would also have a 24-car garage in the cellar (which isn’t required), bike storage, a gym, and a shared roof deck.
