In August, we stopped by at 11-12 44th Drive and observed that work had just started on site.1 When we stopped by last week, we saw that construction has reached the second floor and a sidewalk shed has been installed, as seen in the photo below.
Plans for the building were approved for an 8-story mixed used building on June 19.2 Here’s more information about the project courtesy of New York YIMBY.3
The project’s 49 apartments would be spread across 45,871 square feet of residential space, for an average unit of 936 square feet. A 4,100-square-foot commercial space would occupy the ground floor, followed by nine units apiece on the next five floors, and four units on the top floor. There would also be an upper mezzanine for the first-floor retail, as well as a roof deck. The building would also have a 24-car garage in the cellar (which isn’t required), bike storage, a gym, and a shared roof deck.
