Rendering appears at 40-21 27th Street

A rendering has appeared at 40-21 27th Street, future home of a six-story mixed-use build. According to DOB permits, the building will be six stories with nine residential units with an FAR of 2.96. There will be 7,820 square feet of commercial space, 2,178 square feet of commercial space and then 4,878 set aside for manufacturing.1 Delivery is expected some time in July, 2021.

An old listing from Douglas Elliman listed the development site at $1.5 million. Here’s more from that old listing:

Currently, there is a 20′ x 43′ 2-family semi detached house on the lot that can be delivered vacant. This is a 2,500 sq ft lot with an FAR of 2, with a mixed use zoning of M1-2/R5B/LIC. However, the zoning is part of LIC Special Use District and this lot can achieve a max FAR 3.0 and a total of 7500sf buildable. This area of Long Island City is very appealing for developers, with dozens of residential, hotel, and commercial development projects.
